So altogether 3 loan?

I have two identical 4 flats next to each other.

The other 4 plex owner carry was 18 years still owing at 4.75% and I got him to flat lower the rate to 4%!

Well I don't want to do that... that could be between $600 to $900... and 3 months is too short.I thought if they went the first 6 months no late payments they get a free 55 inch flat screen.

You are taking the risk that rates will stay flat or go down by waiting. 

Not sure what type of ROI to offer but the simplicity of a flat ROI on initial investment once refinanced makes the most sense to me.

I’ve got accepted terms on my first 4 flat after several counter offers....negotiating the closing details.

Here is my point, going straight to a process that gaurntees you lose money due to vacancy and turn over costs instead of setting them straight is just flat out bad advice.     

Hi @Andrew Postell, I'm currently working with an investor and I think I most of my key concerns have been covered:  -Transaction offered at 5% interest rate flat without any prepayment penalty attached to the loan.

Flat fee credit ($50, $75) or flat daily fee ($15 per day, $20/day...)3 Some other metric...?
