There is an alternative option, if you want to be a passive investor, especially if you are an accredited investor, where by you can invest passively in a syndication, which is basically a way of pooling money from investors, which buys, manages & sells the property & you collect quarterly distributions and a portion of the backend profit upon sale of the property.

We have a large, strong employment base with the government and university being two of the biggest employers. 

Specifically would love to talk further about any pockets of LI where individuals are seeing below-market opportunities that haven't completely exploded (yet) in price -- possibly anyone involved in student housing investments near some of the local universities; or even government-subsidized housing opportunities on the island. 

I teach for two major public universities based on my credentials, which includes many years in the field and my degrees.
