The exception is if you're running what essentially amounts to a hotel or motel, running a parking lot, or running a storage facility/warehouse.Real estate is also generally "per se" passive and subject to the passive activity loss rules unless you are an RE pro.Your returns should be amended for the tax years with open statute of limitations.

(expensive--but why I'd test market it as is--partially furnished--remove what they don't want to a storage unit--but that's a business decision).While you are remodeling keep in mind, what if the heat goes out next winter do you have any plans to cover that, or if the sewers have a break in the line, and how much longer is the roof good for, what about the water heater (???)

On the other hand, if reduced vacancy won't impact income from those other sources (for example, storage that's only used by 5% of the tenants), you should probably not reduce income across the board.Does that make sense?
