Definitely not a fan of the battle zones, even if they have higher potential return, A little bit lower return, in my opinion is better than the cost of high turnover.

I don't mean to imply there are no cashflow deals here, just that the ones that do exist are perhaps a bit of out my league at this point in time, being a newbie and all.aggressiveness is part of my DNA, hopefully it doesn't get me into trouble in our REI endeavors :)

The thing is you can go on and on and on about these rules...Do not strike a match near the gas stove and oven.Do not jump up and down on a bed while the ceiling fan is running.Do not park in your neighbor's designated space.Do transfer or retrieve your clothes from the washer and dryer promptly.Do lock your doors when you leave.Do not leave a burning BBQ grill unattended.Do clean the lint screen on the dryer after use.Do not puke directly into the community waste bin when drunk.When your neighbor's dog drop heat on your door step, please resolve the issue with the neighbor, do not smear such dog poop over his/her door knobs.......This list can be endless though.

locks fans lights towel bars. pulls hinges etc etc.all new in box and retails from 5 to 100 depending on items.. will sell all for 1 dollar a piece I just need to move it out of the warehouse.. and get it to a spot were the public can buy it .. you would have 200 to 1000% mark ups.

I'm not a fan however you can search Amazon and find it, I'm sure.However, at the root of your query is the fear that you'll make a mistake.If you buy properties that will cash flow (positively) then your concern relates to equity gain through appreciation.
