@Adam Sankowski I'm based in Rhode Island and whenever anyone asks, I say, unless you have a compelling reason to be here / the Northeast, look at more promising and up-and-coming areas of the country.Ongoing cash flow is nice, but honestly it's usually pretty meager, and subject to a lot of volatility as you mentioned with the furnace example.It's definitely hard to "time the market" in real estate, but I think it's a heck of a lot easier than in the stock market because things move slower and you have the time to do so much more research.But I do think that the folks that really make it in real estate do so either directly or indirectly through appreciation.

check out my page and website, but my suggestion is find a deal and bring it to someone experienced. get to know the san antonio market and then go to some local meetups shake hands get to know people and REALLY get to know them 90% of people are faking you.

If they have no clue what you're asking....For example... if the seller has promised to do some repairs prior to closing MAKE CERTAIN you walk the property after the repairs are supposedly done so you can make certain they were done.
