Coaching in the San Antonio area

Good afternoon everyone,

 I am currently living in the San Antonio Texas area and I am looking for a local coach to help jumpstart my investing career.  In the past I have owned a couple rental properties but that is the extent of my investing so far.  I am especially interested in learning the in's and out's of using seller financing strategies to build a portfolio and establish multiply revenue streams.  If anyone has a suggestion or input regarding coaching and seller financing, it would be greatly appreciated.  Thank you in advance for your input.

Hey @Jason Ruge I hate to burst your bubble, but some of the best free coaching is right here on BP. Look through the forums for the topic that you need help with. Meet some other folks who are doing what you want to do.

I have a website, blog, and I do talk with lots of folks everyday about real estate investing. But most people want a get rich quick scheme to make 100k per year by doing nothing and be "financially independent" in 2 or 3 years. IT DOES NOT HAPPEN LIKE THAT FOR 99.9% OF THE PEOPLE. The ones who do achieve that are working 18 hours a day, networking and working at it like a crack addict.

Some easier things to do to get you to financial freedom:

Live way below your means If you make 50k per year, make sure that you spend less than 2k per month. Sweep the rest into an investment account. Look at all the details of where you are spending that you dont NEED to. Read my blog. If you never get started in real estate investing, you at least have 15k per year extra to put in a mutual fund or stock index.

Work at least 1 hour a day extra after your job Do some networking, go to REIA meetings around town. Look at properties online to familiarize yourself with the market. Maybe drive for $$s. Ask all your friends, family, co-workers if they know anyone who is behind on their mortgage, taxes or inherited a house that they do not want anymore.

Harder things:

Pay for a few classes (nothing over a few $100s) AND ACTUALLY do what they say to do.

Take 1 person out to lunch every week from your market and talk with them about what they did to get started and what they are doing now. AND do what they did.

Those are a few things to get started. Look at peoples profiles here on BP and see who you like. CALL THEM if they have their phone number on their profile. I do. 

I am not afraid to give out free information to help you find a deal that we will BOTH make money on.
