If you do it after appraiser goes out and sees it: Get some licensed contractor to throw some cheapo baseboard heaters in.If you do it before appraiser goes out and sees it: Throw some cheapo baseboard heaters in that looks like it could have been done by a licensed contractor.Needs to be a permanent heating system, so you will want ones that you drill screws into the baseboard to mount them.EDIT: This works in CA, but now that I think about it this may be something state-specific.

Any recommendations for an attorney familiar with CA Law who would do a simple contract review? 

I would be either focusing in Reno, NV or in the Roseville/Sacramento CA areas, where I could oversee/manage the process and could then be my own property manager.  

I am from San Luis Obispo county in California and in my free time I love to hunt and fish.

All three of us live in California and think it best to invest somewhere close to where we live because it's our first property and we'd like to be able to drive there in case of emergency.
