Who are the major players in this space?

Small players don't have the resources to get into deals that expensive, and large institutional players won't be interested in deals that cheap. 

Really appreciate this.You are right i did not bother with a rapport because i thought the goal was to be as quick with it as possible.Most times people don't pick up the phone and i have to leave a voice mail, and then i text them the same message i said in the voice mail, what is your advice upon doing this?

The answer to your question is, "why would anyone bother to sign any agreement that would give you money for nothing".

It sounds like you're a newbie...the challenge might be getting players to attend.

I wouldn’t bother with real estate while in school.

Sure, you could go with a sponsor that hops around the country with their deals, but they're likely seeing the deal second or third in line (still off-market, but after the more active players in that market).

Is it just that you don’t want to bother an agent to put in a bunch of offers for you?

Good place to meet other investors and team players (prop managers, realtors, etc).
