I hope soI think all these TV shows showing people have someone do all the work and they walk away with 50l profit are really making people act silly thinking they can do that

The only folks who said real estate investing is easy are the Gurus on late night TV.  

@Robert E Bogino the guesstimate is really due to both properties being high standard finishes but downstairs unit has more amenities like higher quality stove, wet bar, tv and surrounds system this is because the owner was living there and will be leaving all the stuff.

Eric above did mention some good options for going non-recourse, but even knowing those loan options, it can still be "apples to oranges" even amongst the companies offering those programs. 

Before acting, always get several bids, and compare apples - to - apples!
