Turn Key Vs MLS - Market Value

I'm trying to get an idea for the type of mark up most Turn Key providers in Memphis are getting compared to purchasing the same property in the exact same condition off the MLS? Obviously the purchasing off the MLS can vary greatly. However, if you were to shop around by browsing the MLS and found a house in the same condition as many Turn Key companies offer, how much more would a turn key company be charging you? Something like 10-20%?

Or another way of looking at this, if you purchased from a turn key provider only to sell right away, what percentage of the purchase price would you lose right off the bat?
