@Chey Zwicker even though the property is off market, I would suggest hiring an inspector to view during due diligence. 

Plenty of duplexes for sale, but like you said they usually go quikcly if they are in good shape and over asking. 2 Just popped up in the Ocean View area.

Also on sites like Facebook marketplace and Zillow, you can see the number of people who viewed a listing to help in seeing the activity on a specific listing. 

I usually recommend newer investors submit offers contingent on viewing rental verification (income/basic expenses), leases, ledgers or rent rolls.

Also, of course, if the ad doesn't resonate that won't help.With digital ads on just about any platform, it's all about experimentation.
