There could be mold under legs of furniture, dressers, and other heavy objects resting directly on the carpet. 

So here is my dilemma , I am currently looking for a property to flip in Philadelphia, my brother is a contractor there,  and I have the money to buy a fixer upper for $40k to $60k and I have private money in Philly for the renovations.

I have my eye on a particular neighborhood in Clarkston, MI, an upper middle class suburb of Detroit.

Not exactly where I live because it's a little more upper class, but I was thinking Orland Park, more towards the west.

I mostly buy/sell single family detached fixer uppers.

To get the best deals you have to turn into a broad range of lead sources and act quickly to have the upper hand on the competition. 

I am looking to do a fixer upper and rent out both units.

No-one said it was going to be easy.I'm looking for a partner to invest in fixer-upper properties, like any other beginner.

If you live in an upper class area, I would NOT recommend trying it.
