Yes, the techniques and regulations are different, but market forces are universal, and I'm not understanding the "quirk" that sees the market put such a huge differential in the US market, which doesn't exist here in Australia.I get the impression that a retail sale of $100K for a house, translates to a wholesale sale at around $60K in the USA.

Weather reports are that it will warm up very soon, so I'd like to include a provision in the offer that if the bank accepts but can't close in 10 days that they grant no risk/no liability access to the property so we can at least get the water taken care of and stop the bleeding.Sorry for the super long post!

I also use private funds as well, but I almost always put some of my own funds in there so I have "skin in the game" which makes my private lenders much more "warm and fuzzy" as well as keep the LTV so low, they would want to foreclose rather than only get principle and interest!
