Either way, it gobbles up money, you cant track it (the way I want it to track), it has too much distractions when everyone posts clips of naked kitties and magic tricks...seriously..

Keep track of what you owe and make a list of where you are spending your money.As others said, do not rush to buy a place. 

I also get 1.5% reward on my card and it's easier tracking credit card expenses.

Or you can just get your letters/postcards via Vista Print and schedule your mailings and track results in something as easy as Excel.

@Jacob Chapman you have experience with Yardi so you should know what is important to track: rent charges and payments, security deposits, maintenance requests, tenant/vendor contacts, invoices, etc.There's a whole list of free software solutions available for small Landlords.

Why anyone would provide millions to someone without experience and track record in that investing field absolutely boggles the mind.
