I figure for now I would self manage sense I've had bad experiences with PM, one, being very slow at getting things resolved and two, the contractors they usually get seem to charge the highest rates possible!

There’s two strategies that are running through my head. 

Keep in mind that when you are putting a furnished rental out into the world, it needs to be in a location where a single female can check in alone at night and feel safe getting from her car to the front door.

Again depends on what you have for rent, but how does Zillow work if you have two applicants. 

We have more doors than most having begun acquiring rental property since 1990.

I was trying to find some leads/ wholesalers/ realtors who could help me.... along with any other investors who could give me some helpful tips or two.

The best thing all of us can do is meet with our local apartment associations and as a group reach out to local lawmakers to enact improved, landlord-friendly squatter laws on a local level. state of Florida just enacted a law where the cops will be banging on the door within 24 to 48 hours of a complaint.. they dont fool around there in FLA.. and Vegas contrary to what folks that go there and think what happens in Vegas stays in Vegas the cops will knock heads there as well. 

It sounds cheesy, but the best way to prepare is to work with a friend or two and role-play.

Pretty much anywhere but:1) Near major hotels2) Legislation or soon to be legislation is creating an issue3) Anywhere that folks in this thread suggest.For me in 2024, I've done two and am aiming to do one more city and a total of 3 more properties.

When you do these things opportunities will knock at your door.
