I thought we made every mistake in the book on the first house, but after living through this second project, I now realize we hadn't even scratched the surface of stupid.  

@William Hochstedler  the tension was more because he brought two friends, unannounced and not introduced, plus he was dressed in all out drug dealer fashion as if uncloaking from the appearance he had presented to me previously.

The top surface is much tougher than I expected.

On the surface, it doesn't sound like you have enough reserves.

However, that would mean that you would have to remove all painted/varnished surfaces (a complete gut job) and have it supervised and signed off by a certified person.

Spend the $ to prepare the surfaces according to the manufacturer's directions and the contractor's recommendations.3. 

Are smooth surface ranges durable enough for an apartment?

I haven't used it on a really wavy surface though.

Having said that, however in tenant's defense, Granite can crack if it's installed on an uneven surface or if you have major settling in your home.
