Luckily, I have stayed relatively dry over the past few weeks, but there are a lot of individuals who haven't been so lucky.

So my question then would be is there a lack of serious competition in Ohio when it comes to wholesaling since it can only be practiced by licensed individuals?  

Ryan,I'm also in San Diego and I've found that investing for cash flow can be difficult in San Diego County if you don't have a substantial equity portion in the property.  

Most individuals eventually want to get current income from their investments and seem to move away from their IRA or put long term holds into their IRA.  

I've found two individuals that are selling a 29 house package deal about a hour away from where I live.

Others will likely have much more substantial advise (and some of questionable legality). 

FYI it's Big Brother mentality and the US Govt is really putting the screws on individual freedoms when it comes to what you want to do with your money.

monitor the gas, water, electric and door locks, maybe even cameras too, (cameras is what i do for a living).My utilities are not separate, so I'd like to monitor them individually, so i might as well make the meters smart.

While Zillow can be almost humorous on individual properties, I think their is some merit in their numbers overall.
