Please be warned about investing in the mult-family Los Angeles city market with rent-control.

Especially for your first one and I still would add the warning of over leveraging.

No upfront fees, which I know can be a warning sign that something isn't legit.

Often the people in the know will warn the people bidding.....be care...do you know what you are buying....and they keep bidding.  

This would likely address what @Michael Le was warning against, although he does have a very good point about making sure your maintenance guy and you are on the same page when it comes to expectations.It gets more complicated, too, as they're technically only allowed to receive 20% (or 30%, I honestly can't remember off the top of my head and she's not available to verify right now) of a discount tax-free.

I have also been warned from mentors and through BP podcasts about using appreciation as the sole justification for a purchase.

Place is fenced with pad locks and "No Trespassing" signs all over the place-including some with warnings that you will be shot.   

However if the tree has been leaning and then neighbor (in writing) warned you of concerns of the tree I'm pretty sure that's on you.
