Hi All, Been focused on sourcing off market industrial warehouse deals in the Phoenix area, but we've been digging up a few deals that are too small for our PE partners, specifically multibay industrial properties that are under 15k Sq/ft.

Keyword being SECURE and ALL PARTIES...you can get a lender on their portal and a title company on theirs, but there is no one place that everyone accepts as a "hub" to communicate that is not specific to a company.

If you can definitively prove that the seller intended to deceive you about the square footage for their personal gain, you may be able to take legal action, but probably low chance of success considering you had ample opportunity to measure the home or get an appraisal with measurements prior to closing, and had your chance to negotiate the price based on square footage and all other factors prior to closing.

If you only want long term rentals, then HOA should be fine unless they specifically prohibit or limit rentals.
