It is not an industry where you can learn everything you need from a book or weekend course, this is a “hands-on-have-the-time-of-your-life” sort of learning process which takes many years.  

@Robert Johnson I'm not a tax or financial expert, but from my recent experience dealing with lenders, they require documentation of some sort, often in the form of current lease agreements, to prove that income is consistent.

Two ideas I had: - Designate an area for tenants to park their cars, and block off the front from parking using landscaping and/or building out a porch seating area of some sort. - Cover the block exterior with a more attractive (and less prison-like) exterior.

As i am going over the material it seems to me after the training they will present their coaching programs or some sort of program to help jump start your RE investment path with them. the program seemed like it was packed with a lot of info so I thought itll be worth a shot to hear but any tips, pointers or things i should expect when attending these seminars?

Talk to a mortgage broker and sort this out before selling.

Generally you will need two years of income to qualify for any sort of funding through your LLC, this applies to business loans but I am not sure about mortgages.
