He and his crew do a lot of work to make them habitable--way more than they would have to do for cat damage.With Pets you can get special carpet pads and special carpets that somewhat repel the urine problem, but with Horror Tenants your really just stuck with what the Devastation they leave behind.And like you said, so many people have pets, if you don't take them you really limit your renter selection, and Pet issues seem a lot easier to deal with than the Horror Tenant Issues.

On the micro level, you can use this data to spot other opportunities, such as suburban infill lot building or room additions to maximize returns in areas where rental profits may not make sense.On the other hand, I apparently need to get out from behind my desk more often because this past week I re-discovered an entire community (in very competitive Los Angeles county, no less) that is ripe for picking: Alta Dena.

At that point, you can start to read about selecting markets, putting together scopes of work, how to find deals, how to find contractors, how to deal with financing, etc.There's a lot to learn, but if you're motivated, a few weeks/months here at BiggerPockets should give you the basics...
