Then got an appraisal for a new value of $450k The bank refinance at an LTV of 80% ($360k loan), that refi paid off the first mortgage and I was left with $70k.NOTES:-Conventional banks won't lend you rehab money, you'll have to seek out a HML or private money-Now with Covid, banks are typically around 70%LTV on a refi 

A Heloc will only cost a few hundred bucks to establish vs a few thousand and the qual process is much less painful.  

I don't contact them and I wasn't that apt to purchasing the fridge on Amazon but bc of covid I just did it now it's being a pain in the ***...

You should narrow your focus and seek out investors willing to help in those areas.Good Investing...

If you had any proof at all, you could seek damages from the landscaper - or even have your insurance company pursue a claim through the landscape company.
