So if we are buying for 100,000, renovation budget 50,000, ARV apprasial 220,000 the bank will lend us 176,000.This apparently is not typical from watching the forums, but with three local banks doing some modified version of it, I suspect if you talk to all the commercial loan officers of your local independent banks, you have decent income and credit you will find similiar deals where you can get money at 5%-6% to do rehabs if you search a bit.

Answered in your other thread, but short version: Team Leader Wise is on an 80% split with his broker, with newbie agents on Team Wise working on a 50-60% split; Wise makes the spread.

I didn't worry about or notice my vote received count until I went to 'Average Post Score 0.00'   Now I am more aware and vote for posts I like so someone else doesn't have to feel worthless!

By the oddities of credit scoring the husband has a lower credit score of 607 while the wife on largely the same data has a credit score of 764.
