Make sure you touch base with your rep from the bank weekly, they are your partner in this and will be able to help you guide things.You will not receive the final check until 100% of the work is done and a FHA appraiser comes back out to verify all work has been done to satisfaction.

New investors have the most risk because they don’t have established relationships with trusted vendors so they are trying to create business systems to protect themselves.The problem is further exacerbated by the fact that they are on a shoe string budget and need the lower value home, with a lower value rent roll to make sense with Capital improvements.

I don't know how disrespectful or common this strategy is, but I feel like this is a really easy way to "get my reps in" as told in the podcasts.The idea, obviously, is analyze these older listings, determine what I would pay for it, and reach out with the offer...Will I be received poorly from the owner's agent?
