Like @Lucas Carl, my cancellation setting has remained at the strict level because at least until April 14th, it doesn't matter what the setting is when it comes to the Corona Virus issue.

How do we stay out of hot water with the lender while remaining in our single-family house? 

I have ample available credit lines, but I'm not counting on them to remain at current levels. 

Should I just cut the ties as an agent?

Do I want to tie up the 25% down payment and commit to a loan at 5.25% for the foreseeable future when I might want that money for better investments?

I'm suspicious because we know how much CA loves to tax things.Finally, a 30 year note.  30 years is a long time to have $100,000 down payment tied up, and your annualized return by year 30 is about what the stock market gives.
