Tenants don’t have to pay rent?

I have 2 multi-unit properties, both are doubles.

Obviously everyone is aware that evictions are being suspended through April at the least.

I’m worried about Tenants thinking they have a freebie and can just decide to not pay rent. Not even sure what I would do at that point but take their SD’s as rent and tell them that they need to pay that back and continue to pay rent or they’ll be evicted .... whenever the court house doors open again and God only knows when that will be at this point.

Are they also suspending or putting forbearance on mortgages too? This whole thing seems like a lose lose for a small time investor like myself.

Both of my mortgages are financed one is a commercial loan and the other is a conventional through a local bank both were bought as investments never occupied or did FHA.

I have cash reserves to last me a while but I really have no idea what to even expect at this point or even how to go about this. Seems like more policies are coming out daily. Hopefully the government doesn’t forget about us during all of this.

Any thoughts or advice?
