If it is already banked owned and sold through Auction.com, then you'll get clear title if it states this in the description "Special Warranty Deed or equivalent" will be received.

The owner is not really willing to work with me (now) as I have mentioned that I would be making the bank an offer much less than the payoff and he was told by his bankruptcy attorney that he would receive some of the profits if the bank were able to sell the property for more than the payoff.

Fellow BPer's,I am curious how many offers are typically made on one property before you actually receive a signed deal.
