Did the LLC have any rents received in 2015?

Today, I received a call from an agent down in Denver, actually who has been calling me a couple times (just because I haven't had my cell on me), who asked me about where I was in my RE-investing journey.

I like that you receive cash flow every month, cash at closing, and have the ability to assign the deal to another party. 

We asked for info on the property: details, incomes, expenses and have not received it yet. 

I have budded a lot of times on the same property but never sold, but finally I received an email that the property is going to be sold for sure but they increased the starting bid very close to the market value of the house.

I received my Indiana real estate license in 2013.

If it is already banked owned and sold through Auction.com, then you'll get clear title if it states this in the description "Special Warranty Deed or equivalent" will be received.  

The owner is not really willing to work with me (now) as I have mentioned that I would be making the bank an offer much less than the payoff and he was told by his bankruptcy attorney that he would receive some of the profits if the bank were able to sell the property for more than the payoff.  

Fellow BPer's,I am curious how many offers are typically made on one property before you actually receive a signed deal.
