Biggest rehab was we had to completely redo the bathroom because the subfloor under the toliet and shower were water damaged.

I actually had a very big insurance claim as a tenants washer machine failed and flooded the whole house which took a couple years to completely finish fixing the damage.

It's been a long time that rents have been rising so I think the prospects of rents falling is a foreign concept, but just like prices, rents go up, and eventually they go down, so you don't want to be in a tough position with a high mortgage payment if that happens.This is all just my personal experience and opinions of course, and I could well be too conservative in all of this, but nonetheless that's my current thinking on the subject (and thanks for the compliment about being a good resource, I'll look forward to your reaching out again in the future :)

Outside of that, there isn't much landlords can do without getting close to the legal fine line.If the service animal causes damage to the property or puts other tenants at risk, you may be allowed to evict them, but I would still seek an attorney or further assistance from the ADA before doing so.
