Meaning after inspection, the company advises on likelihood of success for re-trading after inspection and helps put together the proper package with the help of the inspector.

The price of the property will likely remain the same but you can request credits or items be fixed prior to closing assuming proper contingencies are in place.  

I currently own 3 properties and I am quickly realizing that I don't have the proper systems in place to keep track of who owns what with regards to cash flow and revenues.

You will learn more about that deal by doing a proper demand study than you can imagine.  

Hi Cosette,I'm in the wausau area and i know a couple of good realtors but there is definitely a need for a more active boots on the ground approach or solid management here due to weather, condition/age of the properties, and proper screening of tenants(big issue in the area but getting better)If you are serious about getting something in the area definitely do your homework and I might have been through the property already probably and might be able to give some insight.

The boiler looks in good condition (although possibly  somewhat old) and heating is near instant with all radiators functioning properly, the radiators look relatively new.

3 different types of plumbing = hidden joints and connections behind the walls that weren't put together properly and will burst when you least expect it.

If the seller agreed to do any repairs to the property you will want to view the property prior to closing to make certain the repairs were done (and done properly).Also make certain the current tenant security deposits are transferred to you.
