If you're looking for easy 1% rule with 20% though you'll have to look out of state for sure, or get some wild deal off market that you completely stole from the seller.

Hello BP, I have a SFR rental in the greater Tacoma Seattle area (not in Seattle proper though).

Other thing to keep in mind is to make sure you have proper liability coverage.

The problem is it's very easy to manipulate by changing the proforma variables and I always recommend first time clients instead analyze deals by market rents to purchase price ratio. 

I would try to get this lower than $217k IF and ONLY IF you have the backside systems in place to close the deal properly and are prepared to purchase the property should you not find a buyer.  

Keep in mind this comes with caveats and strategies like BRRRRR can be difficult to pull off without properly navigation.
