First wholesale deal (possibly)

Just received a call from an owner who has a property. She's asking 217k which includes taxes she's behind on. House is in almost perfect condition because it has been vacant and she's kept it up to date. Little to no repairs needed, maybe 5k or less on paint in some places. Deal or no? And if not how much can I offer her? Looking for my first deal and I don't wanna let it go. Comps are between 250k on the low end and up to 280k. Thank you
