Why don't you present your financial position to him, let him know you think you're ready for private money lending, and ask for his advice on where to find it?  

Has anyone found out lately that even when you present a 50-60% purchase price of ARV to one of these lenders, they still ask you if you have skin in the game?

Of course if an opportunity presents itself that I can pay someone to do most if not all of the work and I can make a good return on the deal I will gladly sub the work out.
