I acquired the property in my LLC’s name, I am looking to renovate and flip this house.My question is, am I still able to go threw a first time home buyers program and purchase a property in my personal name.

One has a program where you buy with cash, fix up and if appraised can refi for 100%. 

What programs are best for tracking Rental income and expenses and why?

Tenant is not prepared to do that, but tells you she is close to being out and will be out by late tonight. 

If neither of these work, be prepared to walk (unless the deal is an absolute home run).

I prefer skiptracing, if you are only having a 30% success rate perhaps use a different skiptracer or different skiptracing program if you are doing it yourself.

But, I do want to be better prepared going to speak to the next bank.
