None of us can predict the future so estimating ARV based on a prediction is purely speculation.

I have looked up many of the properties on their website they have in past renovated and they did appraised for the amount they predicted.

Don't speculate - save the speculation for the stock market.

Merchandise or stock in trade.Raw materials.Work in process.Finished products.Supplies that physically become a part of the item intended for sale.Valuing inventory.

Hi, If I have money and want to invest it in Real Estate, but am a Newbie and want to start out slow and maybe give my money to someone else to get a higher percentage rate than 5-7% in stocks, how does this work? 

Much of the MF you'll find in other metros is significantly older housing stock, 1940s and earlier.  

Then when the market cycles down again is when the investors with hordes of cash scoop up everything for cheap when everyone is spelling doom and gloom.Same thing with stock investors I know who have tens of millions.

Plus REITs track the stock market too closely.

At another level, choosing the stocks: the stocks are chosen from a small pool of stocks that pay dividends, are not very volatile, and companies with strong financial statements.

Problem is... they would have probably learned... but with plenty of stock to choose from, most won't even give it a try.What happened?
