This would be a solid property in a good area consistent with my portfolio to date.

Not to Eeyore your plans or anything, but I would not cross-collateralize my portfolio for this risky plunge into the deep end.  

I hope to achieve this by building a decent size portfolio of rentals--whether local or out-of-state.

I can obtain a rehab loan for $200K with a 20% downpayment from my local portfolio lender.

I am licensed in 3 states (NJ, NY, PA) and experienced in the full gamma of real estate business (buyer, seller, agency, management, construction, landlord).Currently have 4 properties, and looking to dedicate my time to buy/rehab/sell(or keep) and build a portfolio in the try-state area that i can leave for my children. 

I will caveat this with the fact that my goal for real estate investing is to build a large buy and hold cash flowing portfolio for the long run. 

Personally, I have owned properties in Ohio and I would like to continue to expand my investment portfolio in Florida. 

During this time, I have owned and managed a private portfolio of residential income properties in Carlsbad, California and have accumulated a wealth of landlording knowledge.

I thought I had found a nice contractor company to invest in some flips, but guy never came through with showing me his portfolio.
