Could you please pass along any suggestions for architects or designers?

There are definitely still opportunities to buy in some of the popular Disney area vacation rental communities.

FHA will not insure a Mortgage if it is determined that the transaction was designed to use FHA mortgage insurance as a vehicle for obtaining Investment Properties, even if the Property to be insured will be the only one owned using FHA mortgage insuranceI know a lot of people use FHA for multi-family but is it always the first loan they take out? 

There are many options, just make sure they are designed with routine condenser maintenance in mind.

The Triangle has been a popular place for my New Yorkers when it comes to investing.

Location wise, it’s one block away from the zip code zoned for the good schools, so it’s not in a dangerous and bad area and It’s very close to a popular small strip mall/shopping center and grocery stores, BUT it is zoned for the same terrible schools as the more dangerous parts of town.

I'd look for a less expensive duplex that will bring in a $750 (the most popular market number) - $850/month.
