They would need to make "improvements" to the property, wheel chair ramp, handicap accessible showers, etc.

What was the biggest mistake you made early on when investing in real estate?

The property sold (to me) at the upset sale for $17,000 The Taxes and costs due to the county were about $5,000 leaving funds to payoff the $7,000 lein on the prior owner. 

Last week, we had an issue with the plumbing in a home we sold.The buyers moved in, used the water, and some areas of the home started flooding.We sent vendors out that same day to investigate and fix the issue.

Long term I'd like to have more in the Poconos due to my familiarity to the area as I grew up there.
