I agree, at least in most part, and especially when the Gov spends money it doesn’t have (deficit spending).

With $60k in liquid that would make it extremely challenging to scale and put you in situations where you are extremely over levered. 

Nice he says he will get his secretary to take over, but that also could be to sucker you in. 

Being 100% over leveraged is a recipe for disaster.

There are some that manage to find the money and the deals quickly when the market is just right (and they have plenty of cash), but most success is built slowly, over time.Increase earnings, reduce expenses, save up, invest.

I'm glad it's in line with typical spending. 

Not sure how close you are in terms of proximity to the university but my Dad bought property near a university for over 30 years and eventually a developer came in and bought everyone out and added luxury student housing and shopping with a huge payday for all the owners who had bought many years before.
