This is a stretch goal of 1 property for me and I have an opportunity to use the 1031 to get the extra property as I see it.Currently I have a rental that has appreciated 25% in the past year.

There are lots of solid non-luxury towns like Plymouth (though we have luxury oceanfront properties and more in Pine Hills too), Pembroke, Kingston, Halifax, Hanson, Carver, Plympton, etc.For some real low cost opportunities, take a look at Brockton, Taunton, Fall River and New Bedford. 

So I want to get us much knowledge as possible so when I am met with the opportunity to invest, I will be able to successfully!

Real estate investing offers a lot of different opportunities to make (and lose!)

The answer to whether you should flip it or rent it out somewhat depends on that answer, and also: Does the property have any value-adding opportunity you might not have considered?

We are currently rebuilding one property from a fire, so that kitchen is being covered by insurance, but it's been a good learning opportunity for us, and pricing on the same kitchen has ranged from $8,500 to $15,000 at a box store.We have two other properties that we are renovating and upgrading right now, both will require new kitchens and baths.

Philly's RE market is competitive right now and there are plenty of great opportunities everyday.

I love the area, but I know opportunities exist not too far from here.
