We would give the tenant access to our online payment system and they would give the info to login to the cosigner who would set up payments.

Ryan - I would say  yes to the main question ...its  best to  start with using  hypothetical scenario  that is likely higher than you plan to use  ...ask the lender to  use these figures...provide them with all the  data they  request  ...ask them to fully underwrite and  approve the  file  ( versus just  providing a  " pre qualification "  opinion  based off a loan officer  reviewing the data ) ...getting a firm / formal  loan approval commitment  is free and  this should allow you to know  exacatly where you stand

in regards to participating in Auction.com; online auctions, (and an out of country investor with boots on the ground to mobilize any rehab after the fact and peak in windows before hand)  ....is there any immediate hick up I am not seeing, regarding funding, earnest money, anything else, that should keep an out of country investor sidelined......I have never participated in an online auction and would like to participate while I am out of country....fear, unknown is keeping me sidelined.mattlooking at florida market particpation, jacksonville fl

Its no problem for someone to do poor job finding MFR online or via broker and then market it to investors. the question is how good is the deal and if the wholesaler figured it out - i mean the upside in the deal and why you should buy it...??!
