First time home buyer wanting to do it through a LLC to rent out!!!

Because of the protections an LLC offers in this space, I'd simply say my non-expert opinion would be to spend a little extra to make a separate LLC for this new home, for the legal protections & to make your taxes less of a headache for you.

How Do I Finance My Third House WITHOUT W2 Income?
21 March 2024 | 16 replies
One property is a condo (in CA) that I rent out, and the other property is a house (in NV) that I live in and rent out the other rooms.I quit my W2 job last year to start a business, which is slightly profitable today, but I reinvest everything back into the business.I have a bunch of cash saved up and am comfortable deploying $100K into another property in Las Vegas ($80K down payment + $10K furnishing + $10K margin). The only problem is that I’m not sure how to finance my next house without W2 income.I talked to a few lenders about DSCR loans, and most say they calculate rental income based on the entire house, instead of by the room.I would love to get the creative knowledge of the BP community on how to fund my next home 🙏🏼I'm also open to any lender referrals 😊

Question: Can you take two different LLC names and do 1031?

Listing the properties as a portfolio should get you a sale of both together but if you get an offer on one ask the buyer to allow you to try individually marketing the other for 30 days.

I'll start with the Axios interview I gave back in December and was published in January Case and point, the low skilled Agents will be pushed out as there is now less low hanging fruit out there for them. The Elite Agents who have been superior to the low skilled Agents in everyway except for the willingness to work for a low wage, will no longer have to compete with 1,000's of low skilled Agents offering their services for a much lower price than the Elite Agents.Fewer low wage Agents means all that money rolls right back up to Daddy.
