There are benefits to both loan types but this comes down to each individual borrower's situation and finances.

Hi, I understand that my PM pads the maintenance fee a little and probably doesn't get multiple estimates, which I understand now is probably normal. 

I know I can get a better tenant and at a higher rent (I had discounted his rent due to his situation at the time). 

Its critical in shared or fractionlized loans to have very clear cut agreements on how to handle a default without it these can be a cluster in a default situation. 

Finally, we're hopefully all here on BiggerPockets to help and encourage each other so I'm trying to not discourage people in their endeavours unless I have a personal knowledge or experience about the situation that I believe they would benefit by knowing.

Suggested reporting the property damage to their car insurance when they file their claim to repair their car.Recorded a video of the damage and sent it to them.I also owned a duplex, lived in one unit, and rented the other -- so I know how these situations need to be dealt with in a way that doesn't create animosity.You *definitely* need to tell your tenants that, even though this was an accident, they are responsible for the damage.
