$340k (Cash Flow: $770/mo, Cash-on-cash return: 10%).It seems incredibly unlikely to me that the seller would accept an offer over $200k below their asking price.

Keep in mind if one entity owns more than 10% of units the condo is no longer Fannie approved and buyers and sellers will have a more difficult time trading there which could hurt sales prices somewhat.

Since taxes are paid in advance in Michigan, you have to "reimburse" the seller for the taxes they paid for the remainder of the year they paid in advance.
