When you get a house under contract (typically the hardest part, which would mean that you found a house that would meet an investor's criteria and the numbers made sense) you have to find a buyer for it.So you'll first have to send your signed contract to your attorney/title company so that they can do all of their work checking the title and whatnot.

One thing you can do is get connected with the local rei’s, go to investor meetings, find the people who are looking for deals and try looking for them yourself and bringing the deals to them since you don’t have the funds yourself, if the deals are good and they sign off on it, it’ll make for good experience and build good relationships from people who can teach you even more, all the while making a little bit of money.

I actually had a lender approve me for up to 200k but it was FHA and all the fixer uppers were out of the question as they didn't meet FHA rules, and the 3/2s were highly desirable and went well over 200, so I wasn't able to get anything last year.
