Nonperforming note funds are not something that match my risk profile, but I am invested in a couple of different performing note funds that do not use leverage such as Broadmark and Arixa.

Instead, you would have monthly or quarterly contact with a syndicator who will give you updates on the property and how it is performing.This would require you to vet the syndicator and the deal to see if it matches your investing strategy and you trust the syndicator will execute the business plan. 

Currently, my investment mix is maxing out my employers 6% 401k match, the annual contribution limit of $6000 to a ROTH-IRA, and investing the rest into a mutual fund.

The rub is that you have to replace both to match up with the current minimum SEER ratings. 

I belong to an apartment association and pay for the credit & background check and I match up what I find on my own research. 

The areas in questions here, are really micro-markets that have an established property base whose profile (financial) matches the criteria demanded from your current plan timeline.

When she called, the voice/accent on the phone did not even come close to matching what one would expect based on the picture.

In fact, it gave me the distinct impression that I may never get a deal funded and that it was a SCAM to get my upfront payment (maybe not, but that is the impression I got) - and one of my favorite quotes is "Just because I'm paranoid, doesn't mean they're not out to get me!"

Why not create two separate personas, using a slight change in your name, and create two separate and distinct home pages.Btw, I believe that LinkedIn provides a gold mine of leads once you get into larger transaction types.Good luck!
