If the 'rental lease agreement' is between the tenants and them, can I manage their properties as an agent without a brokers license?

Offer an LOI.Once the LOI is excepted, then do your due-diligence (walk every unit and audit every lease).

Hi all,I’m sorry if I seem a little novice but I’m still learning, so bear with me...So I’ve been trying to secure a house in a new build community, that I cannot get qualified to use my VA eligibility for, in the time between now and when we have to move out of our leased house.

Framing is done and we are looking forward to leasing the space.

Just to ensure that we're covering all of our bases, I'm curious if anyone has put together a lease amendment for this type of scenario prior to going under contract for the sale. 

As for as management software, I plan on google sheets (free) and using docusign for lease “paperwork” (approx $10/month).

The costs are far better where I would be investing than where I live and number still seem to make sense, even with factoring in 12% PM fees for them to advertise, rent, execute the lease, manage, pay bills and vacancy factoring.

Going into the bank with a signed lease will also help your chances.   

Hi Brie, Some things I always recommend are to walk the tenant to their vehicle after you show the property or hand deliver a lease to their current rental to have a better idea of their cleanliness and how they treat their personal property.
