I've spoken to quite a few banks and even a credit lawyer that told me if I where to do that I can probably see those type of increases in a year.

End result was the same - they start feeling comfortable and either dont show up anymore or start increasing their quotes to no end knowing i have "so many houses". in the past i have paid guys more per hour than i have paid my lawyer and i was bothered by the fact that they thought that quoting $200 per hour is going to fly.so, what's a fair pay per hour for kitchens, baths, light framing, doors and windows, etc?

As for when I do get started, I plan on using an agent, contractors(ones that have a proven record), a property manager, a lawyer(my best friend's dad is a lawyer who has experience in real estate), and a property manager also.

Lots of times these records can be found on the Clerk and Recorder's website, but if not you may have to go to their office.Having a trust does not mean they are sophisticated, but merely means that they have a lawyer.
