But as we'd want to renovate anyway, I kind of figure that unless they set it on fire, flood it, steal all the appliances, or something like that, we might be ok?

Get your brave on - but know certain things are left to the pros:   Electrical Repairs/Rewiring, Major Basement Renos, Plumbing, Structural Work, Gas Appliances. 

The basement has already been finished, however, it lacks 2 egress windows for each bedroom and a full kitchen which I will need to rehab over the next few months to make rent ready.
