What happens if we 'burn through' the initial capital and only one of the partners can contribute with more capital?

I figure with $250k I will have a solid jumping off point to be able to support myself as well as take on this new venture.Before I move to Las Vegas, I was wondering if there are a few initial steps I should take?

I have never stepped foot there before.Another investor told me to look into League City as well.

The other benefit of having someone travel to remote locations are to have a presence during major construction projects and to initiate and interview and inspect property managers.You would all know better than I would if there is value here. 

As a guy who likes to be in control of every detail of my projects I know how difficult it is to step back and pay someone to do a job that you know you could do better yourself. 

Either way, I am at the stage where I am fully confident in my ability and willingness to step out and be successful on my own in this industry.
