Is my plan air tight and perfect, probably not, but I take a lot more precaution than most in the industry and still do a lot of deals without getting paralysis of analysis.

I just wanted to clear the air that I am not intending to string them along, only to spam their inbox.

In today's soup lines, people are wearing new Nike Air Jordans, wearing new (but torn) Levi's, talking on their iPhones and listening to their MP3 players using Bose Headphones.If America can keep innovating and we can improve our work ethic, nothing can stop us.

I will not replace the roof, the sewer line, or the heating and air, and I will look at you like you are stupid if you even ask me to.

We have ~120 apartment units and a dozen or so houses/row homes with central air in the city.

Including 4 duplexes, it looked pretty sketchy from the air.

Motel room  meals out.. etc etc.I know when I go from PDX to the south be it atlanta or whatever it cost me 1500 to 2000 per trip.. of course I buy a first class ticket so my air fare is a little, but I get a free checked bag :)  Its one months rent in most markets to visit your property but if you have multiple properties then things get cheaper  but still a cost

.- PITI: Mortgage: $541, PMI: $123, Taxes: $92, Insurance (worst of 3 quotes): $54- Future re-fi costs ~$1500 (conservative) when staying with the same broker- Had an investor friend walk through with me and gave me some good advice on when to replace windows- Central heat, but no central air conditioning.  

It's a beautiful Community with a golf course, pool, air strip, riding stables, camp ground and much more.

My guy just did one & it turned into a 5 day nightmare.If it's a ranch or an easy 2 story I would definitely retrofit it with a forced air Hi Eff + central air.
